This is one of the best design tool innovations that I have ever seen. Finding the optimal layout for parking lots was always the most time-consuming for the designers. Now we can use our time for much more useful issues.
The quickness of allocating areas is what I like most about Testfit. The rapid option available for schemes is pretty powerful for me.
TestFit has streamlined the early concept phase of our mixed-use, multi-family projects in allowing us to obtain a high-level output on a potential site’s capacity in regard to the buildable area along with parking and residential unit quantities.
The value of our ability to quickly vet inferior options to find the best project configuration? Priceless.
In the past 18 months, we have underwritten over 300+ development opportunities and could not have done it without TestFit.
Before TestFit, it was common to wait 3-4 weeks for initial drafts from the preconstruction team. Now, I can size up a site in 10 minutes.
Even as a small operation, I’m still able to manage the same scale of deals. TestFit allows me to continue working at a high level without needing a large staff.
I can figure out all the unit mix with my standard prototypes in the Rubik’s Cube in TestFit. So when I hand it off to the architects, they can move forward to the design and details instead of wasting time figuring out what I want.
As a novice person who doesn’t know design, I feel less intimated in the feasibility process using TestFit. We can all do more with this new tool and technology.
Traditionally, we would have gone through 120 to 160 hours easily with 3-4 team members, and still not gotten to this level. It would have been a lot of tracing paper and endless meetings just to get people in gear. But with TestFit, we got the feasibility study done in 3 weeks with just 2 people.
It's hard to charge a client time to learn something new when you're trying to get the work done. Big firms can absorb those costs, but for small firms like us, it's sink or swim. TestFit made it possible to compete.
We literally brought our laptop to the client and were moving around TestFit live on the screen. They were shocked—seeing opportunities and constraints unfold in real-time.
We would've gone upside down on this project without TestFit. Instead, we hit our fee targets and delivered a product that exceeded client expectations.
More people are starting their own firms. Tools like TestFit help us stay competitive, efficient, and profitable.
The speed to bring a visual rendering is where we best utilize TestFit. We utilize it in real-time with the client. The client quickly sees how we could develop the land or check on the maximum available building area.
We utilize the program to provide due diligence on the speculation of land and potential future projects. It serves as a marketing tool with our potential clients too!
My favorite part about TestFit is speed and the 3D aspect of it. It’s helpful to be able to see the 3D massing in context while we’re designing the site plan. We then export the TestFit files directly into SketchUp or Revit to further develop the site plans and create renderings for presentations.
Every time someone new comes in, it’s a new energy added. They bring their own thing to it. Seeing the employees continue to inspire me is what keeps me in it.
Real estate development is innately bespoke. Every piece of land is unique, requiring every building to be a prototype. While experience and local knowledge can be applied to decision-making, with Generative Design, a machine can test every possible configuration, inclusive of what we would never even think to try.
TestFit helps us get to a fast 'no', which is just as valuable as getting to a yes. So we can move off of a transaction quickly or know that we can move ahead with confidence. It makes a huge difference.
With TestFit, we can show clients and city officials exactly what a four-story building will look like from different perspectives, helping everyone get on the same page faster.
I sat down one weekend and did a 65-acre development site plan in 3-4 hours and later this complicated mixed use project in 1.5 hours. Before, it would take at least a week of back-and-forth revisions and cost us thousands of dollars.
Maximizing efficiency in site layouts is improving our investment appraisals, in the future, this should improve our profit margins.
TestFit excels at the pre-design stage where it can quickly generate floorplates, stairs and elevators locations, unit counts, area and cost calculations. All of this information updates on the fly as the user manipulates it on the site.
If you're not using TestFit for Pre-Design, you're doing it wrong. Incredibly fast for Pre-Design when analyzing a site and a project's metrics. The real power is learning to manually edit the AI-generated solutions and combine them in novel ways to achieve an excellent early result that saves time when moving into SD, DD and beyond.
The ability to show clients we understand the standards and rules of multifamily in a fast-paced modeling session. We find that developer clients are very interested in it...to support their due diligence.
The volume of sites that we’re vetting for clients these days would be a much bigger sunken cost, whereas now we can do this at very little cost to ourselves because it only takes 1/3 of the time to do a site plan in TestFit.
TestFit has allowed us to win over developer partners while saving over $200k in labor hours. We can easily provide our clients with quick studies as they vet out sites to see if the sites are the right fit for them based on the data we can find in TestFit like the cost of yield, number of units, square footage, and more.
TestFit is on the leading edge of utilizing AI to test out site options so we can get to the right solution faster. Being able to have that generative design process to eliminate labor hours and leveraging software to help get us to the best solution for our clients faster is amazing.
We’ve been looking to get more involved in multi-family to diversify our project types, and we’ve found TestFit to be a great help. It helps us lessen the amount of hours on marketing opportunities to win projects when we’re not getting paid for that work up front.
We made a goal to seek out more multi-family work, and TestFit has allowed us to win over developer partners while saving over $200k in labor hours. We can easily provide our clients with quick studies as they vet out sites to see if the sites are the right fit for them based on the data we can find in TestFit like cost of yield, number of units, square footage and more
We had a few sessions with the TestFit Customer Success team initially before we started using it. The response time has been great and we’ve always been able to get to a solution that we need quickly.
TestFit is overall a tool that helps us build different models in a fast pace process as a first look towards what we are trying to achieve, with easy parking visualizations.
We went from 2 weeks to as little as 2 days in site planning. Our team can now complete each land plan in just 1 day, allowing us to immediately show developers whether a project ‘pencils’ or not.
We've created The Solutions Collection, a library of apartment prototypes by using the custom unit plan library in TestFit. This not only helps us save time, but also reduce errors from outdated footprints—allowing everyone to be on the same page from the start.
TestFit automates the manual process of testing development feasibility and saves us many hours of manual work. This allows us to run more scenarios and alternatives for every project. It also creates better, more accurate basic massing visuals than we can do manually.
TestFit is the most comprehensive and accurate way to do this type of analysis that we have found yet.
With TestFit, we can produce 2-3 times more alternative models on a fixed budget. With a $10,000 budget for building modeling, we could create 37 models, whereas before we could only create 15.
TestFit de-mystifies the real estate development process. By involving development data in conversations, we reduce suspicions and build more trust between city planners and developers.
We’re very excited about this partnership with TestFit. It allows our students to operate at the forefront of ground-breaking innovation that is transforming the process of early-stage site analysis. The platform has the ability to elevate design by providing real-time dynamic modeling of constructibility, cost, and return on investment. These tools allow designers to be strategic partners in feasibility studies.
TestFit helps us make better decisions faster. I can run the analysis quickly on what we find in the market and go to the investment committee with confidence knowing the deal will pencil or not.
The ability to develop and discuss multiple solutions to a design problem and identify sites prime for affordable housing has been an extremely powerful step in continuing to chip away at the ever-growing housing crisis. Couldn't recommend TestFit enough.
I used TestFit in my graduate Real Estate Development course for which students conduct a preliminary feasibility study for a multi-family zoned plot currently for sale. One component of this project is the selection of building designs that are physically possible & legally permissible as well as maximize property value. TestFit is an excellent tool for this project as it allows students to quickly and easily assess different design options, analogously to how multifamily developers use the software. Students tremendously enjoy working with TestFit, and I can highly recommend it for educational purposes.
I used TestFit for the final project in one of my elective classes at USC, School of Architecture. Although TestFit is a sophisticated software program, the students could learn the basics in under two hours. For their projects, they designed two spatial analysis 3d models for a site in southern California that fit a reasonable set of client financial restraints. These architecture students had never explored the financial aspects and feasibility of housing design before, and the software opened their minds to a whole new way of thinking about design. The results were amazing! I aspire for all our students to explore financial feasibility and for the faculty teaching real estate development to embrace a software program that combines 3d modeling with proforma analysis.
At TestFit, we set the vision for where the company is going and then quickly move the authority to where the information is. This creates an environment for thinking rather than following orders.
TestFit is transformational. We've shaved days off of our analysis by using the AI capabilities of this software, which allows us to make smarter decisions faster.
This is an incredible tool for real estate developers. It has saved me considerable time and cost. I can figure out if I can build the number of units I need in a fraction of the time that it used to take.
We find TestFit hugely beneficial for going from zero to a good understanding of what we can put on a site. We probably wouldn’t have been able to realize as much yield out of this site without TestFit.
In the design sessions, we can get to a massing or a yield that’s probably within 10 to 15% margin of error, oftentimes in 30 minutes or an hour. That usually takes weeks with a traditional design process.
We would not have been able to get through as many iterations as quickly, and we probably wouldn’t have been able to realize as much yield out of this site without TestFit.
TestFit allows us to work through several client challenges in a significantly more rapid fashion than traditional workflows. We can take that and drop that directly into Revit, or we can further refine our design within the TestFit/Revit interactions and use that to rapidly populate our Revit model.
I had a live meeting with a client where I pulled up 8-10 design options in real time. It built trust immediately, as the client could see exactly how changes affected the development numbers.
With TestFit, we can arrive at a viable plan 4x faster. But it’s not just about speed—it’s about reinvesting that saved time into cross-training and driving innovation across our team.
I believe TestFit is on its way to becoming the standard bearer for go/no-go decisions regarding the early financial wherewithal of a development deal.
TestFit gives us a quick, confident analysis of the potential opportunity for multi-family housing while providing massing which gives the reader a sense of scale.
(My favorite feature of TestFit is) the analysis of capacity for multi-family apartments and the associated parking per zoning ordinance for a potential site.
For customers that buy a lot of buildings from us, we provide them with quick turnarounds. Within a few hours in TestFit, I’m shooting them back: ‘You’re going to get 350 doors on that property.’
5 years ago, I got 2 or 3 of these jobs done in a week if I worked 60-80 hours. Now, with TestFit, I can get the same job done in just 2 hours. That’s the difference between me putting out 100 jobs a year versus 400+ a year—it pays for itself pretty quickly.
When a client thinks about putting down money for a piece of land, they call me. I can send them a 3-page feasibility study outlining the potential design within a few hours. It helps them feel more comfortable about making big decisions like investing in land.
Gradually, clients who experienced our initial TestFit session, where we provided them with the feedback they wanted in real-time, began specifically requesting a TestFit exercise first when they returned, before investing in the necessary manual processes of detailed and robust yield and feasibility studies.
With CAD, SketchUp, Rhino3D or Revit, our super fast designers could get 2 or 3 schemes in a week at most, if they were to provide a set of plans, a 3D Model, a project summary breakdown of key metrics, such as net rentable, unit mix, average unit sizes, FAR, parking counts and ratio, and other common factors required for pro forma development and underwriting, but now we would do quadruple the amount in TestFit because we don't have to draw the floor plans, and manually quantify the project’s components. Instead, all this information gets generated and animated in real time as we tell the story.
I could give you scenarios where using TestFit was 6x or even 20x faster in our feasibility studies. In this economy, I've averaged at least 1 TestFit a day for various clients helping them in their due diligence on different sites, planting the seeds for future projects. It has been a great tool to keep an ongoing dialogue with developers, brokers and builders.
I've taken TestFit models and plugged them in AI rendering tools, giving our clients a marketing image that can go to joint venture capital investment committees quickly with a much lower cost. The value we bring helps such clients make their case for securing project funding so that, in turn, they can commission us to design and deliver the project.
TestFit is an easy way of computing a [single-family] layout than in AutoCAD. Easy to learn program. Solves how many lots can fit inside a property and how much LF of the road is roughly needed to create the layout.
My favorite thing about TestFit is the customer service. Being able to hop on a call for specific questions or approaches is very helpful. I like that the company is still nimble enough to integrate specific development tasks and constantly improve the program's capabilities.
TestFit makes it easy to lay out a site plan. It helps save time by laying out site plans very quickly and determining if a site is viable for a certain product type without the hassle of multiple revisions.
TestFit decreases the design time, increases the number of potential solutions and allows RBA to be more competitive in making deals…We use TestFit to help developers and city planning groups understand the future of site layouts.
In our client meetings, we’re able to take the lead as we have the capability to modify designs in real-time. Countless times in meetings, I simply overlay a quick sketch of the property line and present a tangible, feasible design idea on the spot.
We’re actively marketing TestFit as our competitive advantage to win new projects, which has resulted in winning over $750K in project fees. A lot of the projects we would not have worked on without TestFit.
We were trying to do squares and blocks to lay out buildings in AutoCAD, and of course, the clients would come back and make changes, so we were looking for software that could help with design changes during the feasibility phase.
The number one thing that we can accomplish with TestFit is taking back control of the design process from the beginning. We’re now driving the site design instead of coming in after civil engineers layout boxes for us.
It’s completely changed the way we think. Instead of parking first, we’re thinking about building first.
