Know How Many Cross-Docks Your Frontage Can Serve

Start from a set-size cross-dock building, with truck courts on both sides and trucks served from the frontage road, repeated across your parcel. You see how many buildings and dock doors fit, with no land given to an on-site loop.

How Many Cross-Docks Will Fit My Site?

TestFit is real estate feasibility software that generates site plans on your parcel and calculates what they yield. For a park of fixed-size cross-docks, the answer comes down to three things that are hard to judge from a parcel map.

Frontage does the work

With no on-site truck loop, every truck court needs a connection to the frontage road. How much frontage the parcel has decides how many buildings it can serve.

One building, repeated

Every building is the same size, so yield moves a whole building at a time. A little extra depth or width can decide whether one more fits.

Two courts per building

Each cross-dock needs a truck court and trailer parking on both long sides. Repeat that across several buildings and courts take up much of the site.

From Your Parcel to a Deal You Can Underwrite

Start from the cross-dock park your team would build, tune it to your standards, and finish with one model for the site, plan, tabulation and pro forma.

TestFit site inputs: parcel boundary with setbacks, flood zone and wetland easements, and elevation contours
1. Inputs

Your parcel and its constraints

  • Site boundary: pick the parcel from built-in parcel data with current owner info, draw it, enter metes and bounds, or import a KML/KMZ file
  • Setbacks and frontage: front, side and rear setbacks set to the parcel edges
  • Zoning: FAR, building and impervious coverage, height limits and parking ratios, pulled in for your parcel so you don't have to dig through the zoning code
  • Easements: areas the layout keeps buildings out of
  • Site conditions: flood zones, wetlands and topography from Site Intelligence

Every layout starts inside your site's real constraints.

2. Generated layout

Your product, fine-tuned on the site

  • Product: 1-story cross-dock buildings, 36 ft clear, fixed at 550k sf each
  • Site layout: truck courts on both long sides, trailer and car parking, trucks served from the frontage road
  • Your edits: building count, docks, courts, parking and circulation

You see the building your team would propose, on your parcel.

3. Outputs

A source of truth for the deal

  • Site plan geometry: buildings, courts, parking and drives drawn to the parcel
  • Tabulation for this product: building sf, dock doors, trailer and car stalls against what's required, site coverage and FAR
  • Earthwork: cut and fill for the layout
  • Financials: the geometry turned into development costs, revenue and returns
  • Shareable results: a link or PDF report for your team, partners and other stakeholders

You know whether the deal works, with numbers to back it.

Standard Cross-Dock Site Planning FAQ

What is a cross-dock distribution center?

A distribution building with dock doors on both long sides. Freight is received on one side and shipped from the other, with a truck court on each side.

What is the difference between frontage-served and a truck loop?

A truck loop circles the site so trucks reach every court on internal drives. Frontage-served layouts connect truck courts straight to the street, which saves the land a loop would use but depends on enough frontage.

How much land does a standard cross-dock park need?

Depth and frontage matter more than acreage. Each building needs room for a truck court on both long sides, and each court needs a path to the frontage road. Load your parcel in TestFit with this layout to see how many buildings fit.

Why use a fixed building size?

A set-size building keeps every box the same, which suits a developer who builds to one standard. The question becomes how many fit.

Can I change the layout after it generates?

Yes. Start from this layout, then edit buildings, docks, courts, parking and circulation in TestFit. The site plan and yield recalculate as you go.
