Parcel Sort, Mixed Sizes, Truck Loop Preset

Know How Many Parcel Sort Hubs Your Site Can Hold

Start from parcel sort hubs in a mix of sizes, with receiving and shipping courts on opposite sides and a perimeter truck loop. You see how many hubs and dock doors fit your parcel before it goes to committee.

Will a Parcel Sort Hub Fit My Site?

TestFit is real estate feasibility software that generates site plans on your parcel and calculates what they yield. For parcel sortation, the answer comes down to three things that are hard to judge from a parcel map.

Receiving and shipping courts

Inbound trailers unload on one side and outbound trailers load on the other. The site needs depth for the building plus a full truck court on each side, which decides which hub sizes fit.

Heavy trailer traffic

A sort hub turns trailers all day, so they need a way around the site that stays clear of car parking. That drive comes out of the same acreage as the hubs.

One large hub or several

With hubs from 260k to 390k sf, setbacks and irregular lot lines decide whether the site holds one large hub, two smaller ones or a mix, and that sets total building area.

From Your Parcel to a Deal You Can Underwrite

Start from the parcel sort hub your team would build, tune it to your standards, and finish with one model for the site, plan, tabulation and pro forma.

TestFit site inputs: parcel boundary with setbacks, flood zone and wetland easements, and elevation contours
1. Inputs

Your parcel and its constraints

  • Site boundary: pick the parcel from built-in parcel data with current owner info, draw it, enter metes and bounds, or import a KML/KMZ file
  • Setbacks and frontage: front, side and rear setbacks set to the parcel edges
  • Zoning: FAR, building and impervious coverage, height limits and parking ratios, pulled in for your parcel so you don't have to dig through the zoning code
  • Easements: areas the layout keeps buildings out of
  • Site conditions: flood zones, wetlands and topography from Site Intelligence

Every layout starts inside your site's real constraints.

2. Generated layout

Your product, fine-tuned on the site

  • Product: 1-story parcel sort hubs, 36 ft clear, 5 sizes from 260k to 390k sf
  • Site layout: receiving and shipping courts on opposite sides, trailer and car parking, perimeter truck loop
  • Your edits: building sizes, docks, courts, parking and circulation

You see the building your team would propose, on your parcel.

3. Outputs

A source of truth for the deal

  • Site plan geometry: buildings, courts, parking and drives drawn to the parcel
  • Tabulation for this product: building sf, dock doors, trailer and car stalls against what's required, site coverage and FAR
  • Earthwork: cut and fill for the layout
  • Financials: the geometry turned into development costs, revenue and returns
  • Shareable results: a link or PDF report for your team, partners and other stakeholders

You know whether the deal works, with numbers to back it.

Parcel Sort Hub Site Planning FAQ

What is a parcel sortation hub?

A building where parcels arrive by trailer, are sorted by destination and leave on outbound trailers. Receiving and shipping run on opposite sides, each with its own truck court.

How is a parcel sort hub different from a cross-dock distribution center?

Both have docks and truck courts on opposite sides. A cross-dock moves freight straight through, while a sort hub breaks parcels down and sorts them in between, so its courts see more trailer turns.

How much land does a parcel sort hub need?

Site depth and truck circulation matter more than acreage. The parcel has to fit the building, a court and trailer parking on both sides, and a loop for trucks. Load your parcel in TestFit with this layout to see how many hubs fit.

Why use mixed building sizes?

This layout fills the site with hubs in five sizes from 260k to 390k sf, mixing sizes to fit the parcel. It suits a site that could hold more than one hub. Use the Flexible Size layout to test a single hub instead.

Can I change the layout after it generates?

Yes. Start from this layout, then edit building sizes, docks, courts, parking and circulation in TestFit. The site plan and yield recalculate as you go.
