Test Your Standard Warehouse Module on Any Parcel

Start from a prototype warehouse, one standard building with a ring road, repeated across your parcel. Set it to your own module and see how many buildings the site holds, and what they yield, before anyone redraws it.

Will Our Prototype Warehouse Fit This Site?

TestFit is real estate feasibility software that generates site plans on your parcel and calculates what they yield. For a prototype warehouse, the answer comes down to three things that are hard to judge from a parcel map.

One building, repeated

A prototype stays the same from deal to deal. On a site that's a little short or shallow, the question is whether one more building fits, so yield moves a whole building at a time.

Same module, many sites

One prototype meets sites with different shapes, setbacks and frontage. The faster each one is checked, the more sites your team can screen.

Circulation around the box

A ring road keeps trucks moving to the docks, and it takes land on every side of the building. On a tight site, that drive decides whether the prototype fits.

From Your Parcel to a Deal You Can Underwrite

Start from the prototype warehouse your team would build, tune it to your standards, and finish with one model for the site, plan, tabulation and pro forma.

TestFit site inputs: parcel boundary with setbacks, flood zone and wetland easements, and elevation contours
1. Inputs

Your parcel and its constraints

  • Site boundary: pick the parcel from built-in parcel data with current owner info, draw it, enter metes and bounds, or import a KML/KMZ file
  • Setbacks and frontage: front, side and rear setbacks set to the parcel edges
  • Zoning: FAR, building and impervious coverage, height limits and parking ratios, pulled in for your parcel so you don't have to dig through the zoning code
  • Easements: areas the layout keeps buildings out of
  • Site conditions: flood zones, wetlands and topography from Site Intelligence

Every layout starts inside your site's real constraints.

2. Generated layout

Your product, fine-tuned on the site

  • Product: a set prototype warehouse on a 4x6 bay grid, repeated to fill the site
  • Site layout: truck court, trailer and car parking, ring road around the building
  • Your edits: prototype size and bay grid, docks, courts, parking and circulation

You see the building your team would propose, on your parcel.

3. Outputs

A source of truth for the deal

  • Site plan geometry: buildings, courts, parking and drives drawn to the parcel
  • Tabulation for this product: building sf, dock doors, trailer and car stalls against what's required, site coverage and FAR
  • Earthwork: cut and fill for the layout
  • Financials: the geometry turned into development costs, revenue and returns
  • Shareable results: a link or PDF report for your team, partners and other stakeholders

You know whether the deal works, with numbers to back it.

Prototype Warehouse Site Planning FAQ

What is a prototype warehouse?

A standard building design a developer or user repeats from site to site, set by a fixed column bay grid. It keeps design, pricing and leasing assumptions consistent across a portfolio.

How is a prototype different from a building sized to the site?

A prototype is one set building that repeats. When the site grows or shrinks, whole buildings are added or removed. A building sized to the site stretches to fill the parcel instead.

How do I know if a site can hold our prototype?

The parcel has to fit the building plus the truck court, parking and ring road inside its setbacks. Load your parcel in TestFit with this layout to see how many prototypes fit.

What does the ring road do in this layout?

It circles the building so trucks can reach the docks and exit without turning around in the truck court. It uses land on every side, which matters most on tight sites.

Can I change the layout after it generates?

Yes. Start from this layout, set the prototype to your own building size and bay grid, then edit docks, courts, parking and circulation in TestFit. The site plan and yield recalculate as you go.
