Subdivision feasibility lives or dies on how well a layout fits the land. But not every site is a clean rectangle. Irregular parcels, organic shapes, and non-orthogonal boundaries create real tension between what the geometry allows and what the deal economics require. When parcel logic can't adapt to the site, the result is wasted residual land, lower lot yield, and deals that look worse on paper than they should.

With our flexible parcels update you can now generate parcel layouts that follow corner conditions and non-orthogonal site boundaries instead of forcing a rigid grid. On organically shaped sites, the result is more varied, space-efficient iterations that look and function like real neighborhoods.

The payoff is higher-yield site plans, more usable land, and more marketable lot arrangements, increasing the financial viability of subdivision projects overall.

Pro Forma in Reports

Reports now support an embedded pro forma viewport that is live-linked to the underlying feasibility model. As assumptions change, the numbers update in real time. The pro forma can be built from scratch using a familiar spreadsheet-style ribbon, imported from an existing file, edited within the report, and saved as a reusable template. All of it happens without leaving TestFit.

The result is a single, stakeholder-ready report where design views, deal statistics, and financial data live side by side. Reusable templates make the next deal faster to package, and the financial picture stays current as deal assumptions evolve.

Deal Search

A global search function on the web lets users locate any deal by name directly from the pipeline view. There is no more scanning cards or remembering where a deal lives in the pipeline.

Getting to the right deal is now instant, keeping feasibility workflows moving from the moment a project is opened.

General Updates

Automatic Setback Creation

When a site boundary is created, TestFit now automatically classifies each edge as front, side, or rear using nearby road data and road hierarchy. Labels are color-coded on the canvas (red, amber, and green) and can be manually overridden at any time. The classification accounts for real-world road context, including road importance ranking for corner lots and irregular shapes.

That means correctly applied setbacks from the first solve, less configuration time, and fewer zoning-noncompliant layouts that require rework.
