Which rule must change before the site can support more floor area? The answer is the constraint that binds.

A height increase adds nothing when FAR already caps the floor area. More lot coverage adds nothing when setbacks define a smaller footprint. Removing a FAR cap adds nothing to a proposal that cannot fit the required floors.

The same parcel and proposal stay fixed as the base district changes. Read the limiting constraint beside the animated envelope, then return to the land-dollar comparison. An unknown standard remains an unresolved condition, not extra capacity.
