thesis-02-the-building-is-the-residual

In a development calculation, the building is one way of turning land, capital and a market into an income-producing asset. The project’s expected value is weighed against construction, financing, operating costs and the return investors require. What remains helps determine what the land is worth.

What is left after the costs?

Illustrative sale value less land, hard costs, a 20% soft-cost allowance and $1.8M financing cost. Gross area is 180,000 SF. Residual is before income tax and is not a guaranteed developer profit.

Developers often run the calculation in reverse after buying a site: the project has to produce enough income to support its total cost. Unit count, mix, parking and amenities become linked choices in that calculation. They are not purely aesthetic preferences, even though each has spatial consequences.

For an architect, this is a reason to ask what a program is meant to accomplish. A parking reduction, for example, may free area or lower cost, but its effect depends on local rules, demand and the replacement use. Design can help test the residual calculation; it cannot guarantee the market assumptions behind it.
