thesis-04-interest-rates-are-the-site-plan

Interest rates affect development through financing costs and through the price buyers are willing to pay for future income. When borrowing becomes more expensive, a project’s margin can narrow before design begins. The response may include a smaller scope, a different schedule, revised rents or a decision to wait.

The rate changes the payment

Illustrative fully drawn permanent loan with level monthly payments and monthly compounding. Annual debt service includes interest and principal amortization. Construction draw timing, points, interest-only periods and refinancing are absent. NOI is fixed at $3M per year; DSCR is NOI divided by annual debt service.

These choices have spatial consequences. A team might compare a simpler structural approach with a more expensive one, or reconsider how much area goes to parking and amenities. None follows automatically from a rate change; zoning, construction bids and the local market also matter.

For design teams, the rate environment is context for the brief. It is worth asking how the financing assumptions affect the budget and which parts of the program remain flexible. A single interest-rate scenario cannot predict whether a project will proceed. Financing terms and buyer expectations can move differently, so teams should separate the construction-period effect from the exit-value assumption.
