thesis-60-the-stacking-plan-is-the-business-model

A stacking plan is a spatial picture of a building’s business model. Floors and spaces can be read alongside tenants, lease rates, expirations, and options, making occupancy and rollover visible in the same diagram as the physical arrangement.

The stack allocates area and money

Illustrative fully rentable floor plates. Rates are stated teaching assumptions, not market evidence. NOI uses 35% expense and value uses 6% capitalization. Land, vacancy, financing, tax and lease timing are omitted.

That view can expose concentration and timing: which floors are occupied, when leases may expire, and how a change of use or tenant affects access and services. A stacking change is therefore not only a planning move; it may change the asset’s cash-flow profile and leasing risk.

The plan organizes the spatial side of the question. Lease terms, expenses, and market assumptions still belong in the financial model.
