thesis-37-unit-mix-is-just-cell-labels

Unit mix can be seen as assigning labels to spaces on a floor plate: studio, one-bedroom, two-bedroom and so on. The labels describe different programs, and they connect the plan to expected rent, cost and demand.

A label changes the program, not the footprint

Eight equal rectangular slots have chosen area targets of 500/650/850/1,100 ft² and monthly rents of $1,400/$1,800/$2,300/$2,800. The schedule reports those assumptions even when a slot is below its target; it does not turn relabeling into a feasible apartment or assured revenue.

Changing the mix may alter unit sizes, plumbing locations, parking assumptions and the amount of shared space. Some layouts allow more flexibility than others, but a unit cannot always be relabeled without changes to walls, services, windows or access.

This makes unit mix a joint design and underwriting question. A financial model can compare revenue assumptions; a plan can show whether the proposed mix fits the building. Neither view is enough alone, and the mix that works depends on the site, local demand and project constraints. Flexibility should be described precisely: identify which walls or services can move and what changes would still be required.
