Construction Type
Construction type connects a building’s structure and fire-resistance strategy to the height, area and uses allowed by the applicable code. It also affects cost, schedule and what materials or systems are practical for the project.
A team may compare a wood-framed scheme with a concrete or steel approach, but the choice depends on more than material price. Building height, site conditions, fire provisions, spans, labor availability and local contractor experience all matter. A podium arrangement can place different structural systems in one building, with added coordination at the transition.
Construction type is therefore a financial decision as well as a technical one. Early comparisons can expose trade-offs, but generic cost ranges or story limits do not replace project-specific code review and pricing. The comparison is strongest when each option uses the same program, schedule and scope assumptions. The final selection still needs confirmation with the design team, code consultant and contractor for the actual site and occupancy.
